Exit risk — bridge-to-let exits on the 5-year swap

Each bridge exiting onto a 5-year fixed BTL loan only refinances while rent covers the pay rate (5-year swap + margin) at the ICR. The book is short a call on the 5-year swap struck at each deal's exit strike. Method and limits: docs/EXIT_RISK.md.
